MARKHAM PLUMBING, FROM HERITAGE MAIN STREETS TO NEW SUBDIVISIONS
Markham’s housing spans more than a century. Main Street Unionville and Markham Village still have heritage homes on older services. The Markham side of Thornhill, including Bayview Glen and German Mills, was largely built from the 1950s to the 70s, with clay sewer laterals running under big trees. Milliken, Markville and Raymerville filled in through the 1970s and 80s, while Cornell, Berczy Village, Wismer, Box Grove and Cathedraltown are newer communities whose original plumbing is reaching its first round of repairs. Downtown Markham adds condo towers with their own building rules.
Rooter Brothers provides licensed plumbing for Markham homeowners, landlords, condo owners and businesses: drain cleaning, sewer line repair, leak detection, backwater valves, sump pumps and emergency service day and night at (647) 449-5665.

Markham Plumbers Who Diagnose Before They Dig
A repeat backup in a Thornhill bungalow and a slow drain in a two-year-old Cornell home can look the same from the basement. As Rooter Brothers, drain and sewer specialists, we run a camera down the line first and show you the cause, whether it is roots, a sag, a broken joint or construction debris left in a newer line.
Our licensed team also handles everyday residential plumbing for busy Markham households, where three generations and a basement suite can put more load on one drain than it was designed for. Across Steeles, our Scarborough plumbers cover the Toronto side of the border.
Markham Plumbing Problems We See Most
These calls make up most of our Markham work:
- Tree roots and cracked clay laterals under mature streets in Thornhill, Bayview Glen and Unionville
- Basement flooding during heavy storms in older neighbourhoods with limited sewer capacity
- Weeping tile still connected to the sanitary sewer in older homes, which pushes storm water toward the basement
- Construction debris and settling in the sewer laterals of newer homes in Cornell, Wismer and Box Grove
- Overloaded drains in multi-generational homes and basement second suites
- Leaks in Downtown Markham condos that spread to the units below
- Grease buildup in restaurant and food court drains around Highway 7, Kennedy and Steeles

Markham’s Private Plumbing Protection Rebate: Get Approved Before the Work
The City of Markham runs one of the strongest flood rebate programs in York Region. Under the Private Plumbing Protection Rebate Program, eligible property owners can receive up to $1,750 for an indoor backwater valve, $2,000 for an outdoor valve, $3,000 to disconnect weeping tile from the sanitary lateral and redirect it by gravity, $5,000 to disconnect weeping tile and install a sump pump, and $2,500 for sanitary or storm lateral repair or relining.
The catch is timing. For new installations, the City requires a technical review and pre-approval before work starts, followed by a building permit and inspection. Under the current program, permits must be obtained by April 30, 2027 and rebate applications submitted by July 31, 2027. We assess your home, prepare the technical details the review asks for, pull the permit, do the work and provide the itemized invoice.
The water and sewer mains under your street are public, and the private lateral from the property line to your home is yours. If the whole street is out of water, contact the City of Markham. If it is just your home, call us. Program details change, so we confirm current eligibility with you before you book.

How Much a Plumber Costs in Markham
Cost in Markham depends on the age of the home and where the problem sits. Clearing a main drain in a Milliken backsplit is routine. Relining a root-damaged lateral under a Thornhill maple, or disconnecting weeping tile and adding a sump pit, is a planned project that may be partly covered by the City rebate. A licensed plumber sees the problem first, and you approve the price before work starts.
| Service | Typical Range | Notes |
|---|---|---|
| Main drain clearing | $250 – $500 | Standard residential blockage |
| Camera sewer inspection | Quoted on site | Often needed before rebate work |
| Toilet repair | $150 – $300 | Flapper, fill valve or clog |
| Burst pipe repair | $350 – $900 | Section replaced and pressure tested |
| New sump pump installation | $1,500 – $2,500 | Pit, pump and discharge line |
| Backwater valve installation | Quoted on site | City rebate of up to $1,750 indoor or $2,000 outdoor |
Calls outside regular business hours carry an after-hours service charge, which we confirm on the phone before we dispatch.

Common Questions About Plumbers in Markham
01. How much does a plumber cost in Markham?
Most common repairs in Markham fall between $150 and $900. A blocked main drain typically runs $250 to $500 and a burst pipe repair $350 to $900. Flood protection work is quoted on site, and you always get a written price before we start.
02. Is there a 24-hour plumber in Markham?
Yes. Rooter Brothers answers 24 hours a day, 7 days a week, including holidays, and sends a licensed plumber anywhere in Markham, from Thornhill and Unionville to Cornell and Milliken.
03. How much is the Markham backwater valve rebate?
Under the City of Markham Private Plumbing Protection Rebate Program, eligible property owners can receive up to $1,750 for an indoor backwater valve and up to $2,000 for an outdoor valve. Pre-approval, a building permit and an inspection are required for new installations.
04. Do I need approval before installing a sump pump or backwater valve in Markham?
For the rebate, yes. New installations need a technical review and pre-approval from the City before work starts, then a permit and inspection. Work done without approval may not qualify, so we sort out the paperwork before we start.
05. Why does my older Markham home keep backing up?
In older parts of Thornhill, Unionville and Markham Village, clay sewer laterals and mature trees are the usual cause. In some older homes, weeping tile is still connected to the sanitary sewer, which adds storm water during heavy rain. A camera inspection shows which problem you have.
06. What parts of Markham do you serve?
All of Markham, including Thornhill, Unionville, Markham Village, Milliken, Cornell, Berczy Village, Angus Glen, Box Grove, Wismer, Cathedraltown and Downtown Markham, plus Scarborough, Richmond Hill and Stouffville.

Marco and his team showed up within 2 hours of us reaching out about a mysterious leak, and we discovered that we were actually having a plumbing emergency as our sewer line backed up because it was full of debris. The team cleared up the backup on the first visit, and gave us a detailed report with high quality videos to submit to our home insurance carrier. Our insurance company said the report was textbook perfect and we were able to get our claim approved in record time! The team returned to replace the sewer line and got it done in a day. They were very communicative throughout the process. They looked exceptionally coordinated and they kept the worksite neat and tidy. Multiple neighbors commented on how impressed they were with the professionalism they observed from the team. They supplied another video after the work was done to show the new sewer line working well. What could have been an extremely stressful situation was very calm thanks to their quality of service. I can't recommend these guys highly enough!!!Posted on Google![]()

Had a plumbing emergency on the weekend and Rooter Brothers were able to send someone out. Steven was the plumber who came and he was really good. He checked everything, explained what the issue was, and got it fixed. I liked that he didn’t try to overcomplicate things or push anything extra. Just straight forward, polite, and professional. Not cheap having an emergency call on a weekend, but I was happy with the service and glad they were available. Would call them again.Posted on Google![]()
