Building Trap Removal –
What It Is, Why It Matters, and How to Tell If You Have One

Older homes and buildings across the GTA often still contain a building trap—an outdated U-shaped section of pipe installed on the main sewer line where it exits the building. Decades ago, plumbers installed building traps to block sewer gases and odors from entering homes. At the time, individual fixtures didn’t always have their own traps or vents, so a main trap acted as an extra barrier.

Today, however, modern plumbing codes require each sink, tub, toilet, and floor drain to have its own trap and vent. This makes building traps unnecessary and, in many cases, a source of serious plumbing issues.

Why Building Traps Cause Problems Now

Because of their U-shape, building traps tend to collect waste, grease, and debris. Over time, this leads to:

  • Frequent Sewer Backups – Wastewater can’t flow freely, causing blockages and overflows.

  • Slow Drains Throughout the House – Water backs up at the lowest point, affecting multiple fixtures.

  • Foul Odors – Accumulated waste and stagnant water can produce unpleasant smells.

  • Collapsed or Broken Pipes – Older clay or cast-iron traps are prone to cracking and failure.

  • Difficult Maintenance – Cleaning or snaking through a trap is harder, less effective, and sometimes impossible.

How to Tell If You Have a Building Trap

If you see a “breather” or “mushroom” pipe sticking out of the ground near your house, you probably have a building trap. This breather pipe was originally installed as an access and vent point for the trap, but today it’s a clear indicator of outdated plumbing.

Reasons to Remove a Building Trap

  • Improved Flow – Replacing the trap with a straight-line sewer improves drainage and reduces blockages.

  • Fewer Sewer Backups – Eliminating the trap removes a major choke point.

  • Better Odor Control – Modern venting systems handle gases safely without needing a trap.

  • Compliance with Modern Codes – Building traps are no longer required and often discouraged.

  • Peace of Mind & Increased Property Value – Upgrading your sewer line protects your home and can lower long-term maintenance costs.
